Bookable Vacation Homes — Refund Policy

1. Introduction

These Terms and Conditions (“Terms”) govern all bookings made through Bookable Vacation Homes (“Bookable,” “we,” “our,” or “us”). By confirming a reservation, the guest (“you” or “your”) agrees to comply with and be bound by these Terms.

2. Booking and Payment

  • Reservation Confirmation: All bookings are confirmed upon receipt of full payment or the required deposit.
  • Accepted Payment Methods: Payments can be made via approved credit/debit cards or through any platform integrated with Bookable’s payment system.
  • Balance Payment: Any remaining balance must be paid by the due date stated in your booking confirmation. Failure to pay may result in cancellation without refund.

3. Cancellation and Refund Policy

Guest Cancellations:

  • Cancellations made more than 30 days before the check-in date: Full refund, minus a 5% processing fee.
  • Cancellations made 15–30 days before check-in: 50% refund of total booking cost.
  • Cancellations made within 14 days of check-in: Non-refundable.
  • Early Departures or No-Shows: No refunds will be issued for unused nights or no-shows.
  • Refund Processing: Approved refunds will be processed within 7–10 business days to the original payment method.

4. Modifications

  • Requests to change booking dates are subject to property availability and management approval.
  • Price differences resulting from seasonal or rate changes must be paid at the time of modification.
  • Only one modification per booking is allowed unless otherwise agreed upon.

5. Property Rules

  • Guests must comply with all property-specific rules outlined in the booking confirmation or house manual.
  • No parties, smoking, or unauthorized guests are permitted unless explicitly stated.
  • Violations may result in immediate termination of stay without refund.

6. Security Deposits

  • Some properties may require a refundable security deposit, which will be returned within 7–14 days after check-out, provided no damage or rule violations occur.
  • Any damages beyond normal wear and tear will be deducted from the deposit.

7. Cancellations by Bookable

In rare cases, Bookable reserves the right to cancel a reservation due to property maintenance issues, double bookings, or unforeseen circumstances. Guests will receive a full refund or the option to rebook at a comparable property.

8. Liability

Bookable acts as a facilitator between guests and property owners. We are not liable for loss, injury, accidents, or damages during your stay. Guests are advised to obtain travel insurance to cover unforeseen events.

9. Force Majeure

Bookable shall not be held liable for cancellations or interruptions due to circumstances beyond its control, including but not limited to natural disasters, pandemics, or government restrictions.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the jurisdiction in which the property is located. Any disputes shall be subject to the exclusive jurisdiction of local courts.
