Revenue Share Terms of Service Agreement

Bookable Vacation Homes LLC

These Terms of Service (“Terms”) outline the agreement between Bookable Vacation Homes LLC (“Bookable,” “we,” “us,” or “our”) and you, the client (“you” or “your”), regarding our co-hosting services for short-term rental properties. By using our services, you agree to be bound by these terms.

1. Definitions

  1. Property Management Services – Short-term rental management services provided by Bookable Vacation Homes LLC, including creating and optimising property listings, revenue optimisation, guest communication, housekeeping, property upkeep, etc.
  2. Property – The specific property identified above.
  3. Online Travel Agency (OTA) – Third-party booking platforms (e.g., Airbnb, Booking.com) used for short-term rentals.
  4. Client Fees – Fees outlined in this Agreement for management, cleaning, or additional services.
  5. DTCM – Department of Tourism and Commerce Marketing in Dubai.
  6. Terms – These combined property management Terms of Service, which include all sections and appendices.

2. TERM & TERMINATION

2.1 The initial term of this Agreement shall be for 12 months, commencing from the Effective Date.

2.2 Either party may terminate this Agreement by providing 30 days written notice.

2.3 In the event of termination, the Client agrees to honour all confirmed bookings or pay cancellation penalties.

2.4 The initial minimum term is 90 days from the start of the agreement.

3. SERVICES PROVIDED

The Company shall provide the following services:
  • Property Listing Management: Creation and optimization of the Client’s property listing on platforms such as Airbnb and Booking.com.
  • Guest Communication: Handling inquiries, reservations, and guest interactions before, during, and after their stay.
  • Check-in & Check-out Coordination: Ensuring a smooth process for guests.
  • Housekeeping & Maintenance: Scheduling and overseeing cleaning and maintenance services.
  • Pricing & Revenue Management: Adjusting nightly rates dynamically to maximise revenue.
  • Regulatory Compliance: Managing DTCM licensing and ensuring compliance with local laws.

4. PAYMENT TERMS

4.1 Management Fee: The Client agrees to pay a management fee of ______ from the total booking revenue.

4.2 Cleaning Fees: Guests shall be charged a cleaning fee, and the amount will be specified in each booking. (The Client is not responsible for standard cleaning costs.)

4.3 Payouts: The Client will receive payouts from OTA’s, minus the management fee and any applicable deductions.

4.4 Payouts to the landlord will be on the 7th day of each month by bank transfer

4.5 Additional Costs: Any emergency maintenance costs exceeding AED 500 require prior Client approval.

5. CLIENT RESPONSIBILITIES

5.1 The Client shall ensure that the Property is well-maintained and fully equipped for short-term rentals.

5.2 The Client shall provide the Company with a minimum of 3 sets of keys and access cards for guest use.

5.3 The Client shall maintain active utility accounts for water, electricity, and internet services.

5.4 The Client shall comply with all applicable laws and regulations concerning short-term rentals in Dubai.

6. LIABILITY & INDEMNITY

6.1 The Company shall not be held liable for any loss or damage to the Property caused by guests.

6.2 The Company shall take reasonable security deposits from guests to cover potential damages.

6.3 The Client agrees to indemnify and hold the Company harmless against any claims arising from the rental of the Property.

7. GENERAL PROVISIONS

7.1 This Agreement shall be governed by and construed in accordance with the laws of the United Arab Emirates.

7.2 Any disputes arising from this Agreement shall be resolved through arbitration in Dubai.

7.3 This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions.
